General lease terms within lease agreement
We want to thank you for your interest in 403 Chrislyn St! Our goal is to make the application and qualification process as smooth as possible. That is why we have outlined some of our basic leasing terms below to help you better understand what will be included in the lease agreement should you get approved.
Rent payments
Rent payments are to be paid through Avail. Make safe and secure payments by connecting your bank account to Avail - all for free. Autopay through Avail is highly recommended so you can set and forget and not have to deal with late fees. Personal checks or other forms of electronic payment are not accepted for rent payment.
Rent
The full rent for the 1st month is due on or before lease commencement. If the first month is prorated (example: mid month move in), the prorated rent is reflected on the 2nd month of lease term. Rent is due on the 1st day of the month and is late after 11:59pm on the 2nd day of the month.
Late fees
There is a $100 initial late fee then a $10 late fee per day thereafter until the rent is paid in full. Autopay through Avail is highly recommended to help avoid late fees.
Pet charges
All pets must be approved to reside at the property. If pet(s) are approved, a $250 per pet deposit will be required. Additionally, there will be a $20/month or $25month increase in rent (first pet only) depending on the PetScreening score. If pet(s) reside at the property without a signed pet agreement, there will be a $500 pet violation charge plus a $10 per day pet violation fee until the pet(s) are removed from the property. Not all pet types, breeds and sizes may be accepted. Additional details are listed on our pet policy page.
Guests
Guests are not permitted to stay longer than 7 days on the property without written authorization from Landlord.
Trip charge
Notice will be given to tenant prior to providing any repairs or access needed by the landlord or landlord's representative. If landlord/landlord’s representative cannot gain access to the property due to locks being changed, keyless deadbolts in the locked position, etc., after a notice was given, there will be a $150 trip charge fee assessed to re-schedule.
Number of vehicles and rules
No more than 4 vehicles allowed on property. Boats (if applicable) must be stored in garage and RV/travel trailers are prohibited from being stored on the property.
Yard maintenance
Tenant is to maintain the yard at tenant’s expense. The yard is to be watered at least 3 times per week or per water restrictions.
Smoking
Smoking is not permitted inside the house including the garage.
Special provisions
House is to be cleaned upon move out. Any/all refundable deposits will be made payable to the 1st name on lease unless tenant(s) agree otherwise in writing.
