We have outlined our leasing criteria and qualification guidelines below to help you better understand our process. The approval or declining of your application will be based on meeting the qualifications listed on this site. Application
Each applicant 18 year of age or older must submit a completed application. Illegible or incomplete applications may be denied. Send us your application first so that we can review prior to beginning the screening process. You may request an application to be emailed to you by clicking here.

Application fee/screening
There is a $42 non-refundable fee to process/screen each applicant 18 years of age or older. Processing/screening is provided online by a third party service called Smart Move. Please note that additional information will need to be added into this screening service by the applicant. More information regarding Smart Move and their services can be found here. The following items will be checked during screening: Credit, criminal, previous evictions and income.
Pets
Pets may be accepted. Please be sure to carefully review our pet policy prior to submitting an application.
Income requirement
The total verifiable monthly gross income must be at least 3 times the monthly rent.
Verification of income
Applicant(s) must provide last 2 months pay stubs. New hires must provide a letter of employment stating the start date and the income. Letter must be from employer on a company letterhead.
Rental/mortgage history
Each tenant should have at least 3 years of rental history and be in good standing with any/all landlords. Any late charges, insufficient fund charges, and/or deductions from returned deposits may result in application denial.
Credit
Each tenant should have at least 3 years of credit history and be in good standing with any/all creditors. A minimum credit score of 550 will be considered for processing and scores below 550 may be considered with the understanding that an additional security deposit may be required. Any past due or late payments reported in the past 3 years, including child support, may result in application denial.
Debt to income ratio
Each tenant's monthly recurring debt will be subtracted from the monthly income. The difference must be at least 1.5 times their portion of the monthly rent.
Criminal history
Tenants with a criminal record will be considered on a case by case basis and are required to provide a brief description of any/all convictions. Certain criminal records may result in application denial. We do not rent to any person registered as a sex offender.
Proper identification
Each tenant 18 years or older must provide a valid photo ID when submitting the application. If the tenant does intend to have pet(s) on the property, a photo of the pet(s) must be provided when submitting the application as well.
Security deposit
If approved, a security deposit must be delivered within 48 hours in the form of electronic payment. After approval, the property WILL NOT be held without the security deposit. The security deposit fee will be $5 less than the monthly rent.
Lease signing
The lease MUST be signed within 3 calendar days or the property may be leased to another applicant(s) and deposits will be refunded.
First months rent
For keys to be released, we require a full month's rent to be paid on or before the commencement of the lease. If applicable, the prorated rent of the first month will be due at the beginning of the second month; example: if move in happens in mid month, the prorated rent is reflected on the 2nd month of lease term. The first month's rent must be received before keys can be released. Rent is to be paid via Avail only. Find out more about Avail and their services here.
